I downloaded this software for converting my html help files to a single Chm file. But this software, uses most of ur CPU, RAM, and above this, it fails to generate the chm file.
Personally i recommend not to download this. Instead downlaod htm2chm convertor which is also a freeware.

Even I could not create a PDF file from the chm file the HTML version was of very good quality.
